$99 is not a wedge on price. PropStream Essentials is already $99. The opening is intelligence plus actionability, with a published true-cost, in two jurisdictions nobody else models together.
Seats, 24 August 2026
PropStream
Annual equivalent $81 / $165 / $583. PropStream Intelligence is on the box. Connect (Lead Automator and outreach) is included on Pro and Elite, $30 add-on on Essentials as of 23 June 2026. This is the default comparison a buyer will make.

BatchLeads
BatchRankAI is limited on Growth, full on Professional. Skip trace is bundled into the lead. Effective cost climbs once dialer and mail are on. Annual Growth prints near $71 on some third-party pages; the monthly sticker is $119.

DealMachine
Pro $149 a seat with 20,000 credits, as of 29 July 2026. Driving-for-dollars is the wedge. Credits are the real bill. A first-time investor will compare this to us on “can I find a house from my phone.” We should not try to win that frame.

RealtyTrac · Foreclosure.com · Auction.com
RealtyTrac still converts a $1 trial to about $49.60 a month. Foreclosure.com and Auction.com are bot-walled shells. They sell inventory. They do not explain Orleans Parish enforcement or a Harris County first-Tuesday list.
Already shipped elsewhere
BatchRankAI, Leadflow Sellability (they call it 11th generation), Realeflow Signal, PropStream Intelligence. If our headline is “we are the decision engine,” we are late. If our headline is “we model Orleans and Harris and show the work,” we are early.
Every major incumbent bundles skip tracing, dialers, and mail. Walking into that aisle in Phase 4, with FCRA exposure and no scale, is a gift to them. Hold contact behind a lawful, usage-priced rail.
PropertyRadar monitors changes. PropStream automates leads. A Catalyst Clock wins on sequence and deadlines, not on “you have notifications.” It also has to be attached to a feed that still moves. See the 2018 sheriff file.
BiggerPockets and every vendor academy sell the map. Teaching inside the live property record is still empty. That is the acquisition engine that does not look like ads.
White space we can still occupy
An Evidence Ledger plus a freshness stamp, plus the honesty to refuse a score, is a counter-position people already have language for. We should publish when a source dies. The sheriff API is the first exhibit.
Skip, dialer, mail, and extra seats turn $99 into $150–250. A genuine all-in $99 with a published credit policy attacks that distrust. Founding-member $79 for the first 100 is a reasonable way to de-risk 250 seats.
Static propensity scores everywhere. Nobody in distressed REI retrains on contacted → contract → close → net. Start logging outcomes at alpha even before a model exists. That dataset is the only compounding story that is not a press release.
Orleans: CivicSource, CivilView, NORA, the Moreno adjudicated-property task force. Houston: hctax.net, Daily Court Review, Linebarger, Perdue, Harris auction inventory. Being absent from those flows makes the product feel incomplete. Being on them, as intelligence for their bidders, is distribution.
